Welcome to Karl Sells Denver! Whether you found us online or were referred here by a friend or colleague, we're guessing you've been thinking about buying or selling real estate in the near future (if you want to see pics of Karl's dog, check out Facebook).

So, are you selling? You picked the right time! Or is it the right time to buy? Over the past two years, you've heard how quickly homes are moving in neighborhoods across the front range. That is true, but one characteristic that a majority of these homes share is a competitive price and attractive layouts for buyers. For some reason, many sellers think that homes just roll out of bed looking beautiful and desirable. Not always the case. Even though homes still sell in a day in this market, it sometimes takes weeks to get to that point.

The temptation to simply throw a sign in the yard and watch offers roll in on an overpriced, unkempt house might be strong, but the reality is that buyers are smarter than ever and are usually allied with veteran Realtors to see through the facade. Using a cheap strategy could work, but it could also cost you tens of thousands of dollars when hot buyers keep passing your home by. Then, before you know it, you are actually negotiating below your list price. And then we have a buyer's market.

Understanding market data is available to anyone. That doesn't take experience. However, finding a Realtor that can see into the future - knowing when desirable homes are coming on the market, for example - only comes with time in the trenches.

Even in this hot real estate market, part-time and inexperienced agents leave our business every day because they don’t possess the service and skill needed to get you the best possible price for a home. Again, you can overpay for a home without a Realtor just to get into a neighborhood you want, but there are more chances that deal will fail or worse; you'll buy the house but get priced out when it comes time to sell.
